My name is Wan Azri Bin Zakaria. I'm a project controls consultant and forensic delay analyst based in Kuala Lumpur, and the Managing Director of Nexus Project Controls Sdn Bhd. Over ten years of working across the full project lifecycle — from tender programmes before a contract is signed, through baseline scheduling and progress monitoring on live projects, to forensic analysis and arbitration support after disputes arise — I've developed a perspective that pure specialists in either discipline rarely have.
Most project controls consultants have never sat across from an opposing delay expert in arbitration. Most forensic analysts haven't spent years maintaining a live programme under client pressure. I have done both. That combination shapes how I work.
My involvement on projects often starts before construction begins — preparing tender programmes, evaluating construction methodology, assessing programme risk, and building the baseline that will eventually need to hold up under scrutiny. Getting this right is not glamorous work, but it is the work that protects the project downstream.
Across 30+ projects as project planner and scheduler, I have built and maintained master programmes, delivered regular performance reports, prepared recovery and mitigation plans, and provided the project controls infrastructure that keeps project directors informed and capable of acting early. Sectors covered include high-rise residential, road and expressway infrastructure, water and civil works, government facilities, energy and industrial projects, and healthcare.
When projects end in dispute, I switch modes — from forward-looking planning to retrospective forensic analysis. I reconstruct the as-built record, apply Window Analysis methodology to identify and quantify delay events, and produce the technical analysis that supports EOT claims and arbitration proceedings. I have supported expert witnesses in 16 cases across Malaysia, Australia, and British Columbia.
The continuity across all three phases is the asset. Understanding what good project controls looks like in the construction phase is precisely what makes forensic analysis sharper in the post-contract phase.

SiteDiary (live at constructionsitediary.com) is a construction site diary application I built and deployed solo — designed around the specific document trail that delay claims require. The stack is Laravel and React Native. The product came directly from doing forensic analysis on projects where the records weren't kept.
The XER Parser (in development) makes Primavera P6 schedule data accessible without a P6 installation. It's built on Next.js, FastAPI, and PyP6Xer — a practical tool for project controls engineers who need schedule data portable.
I work extensively with AI tools in my practice — for report drafting assistance, schedule data processing, and document analysis. I'm building the workflow and the tools that make that practical and defensible.
